A Property Manager acts at the sole direction of
the condominium Board of Directors. Any requests made to the Property Manager must be approved by the Board of Directors. The Property Manager cannot approve anything without the approval of the Board. The property manager is responsible for performing property inspections. If any contractors are hired and are working onsite, the manager should monitor their performance not the superintendent. When it comes to settling conflicts, a manager is the right person to call if any condo community rules are clearly being violated. If you would like to see your property manager to discuss a concern, it’s best to call and schedule a meeting.
Presidents have the most responsibility on a condo board. The president is the individual who calls and arranges meetings, and also determines which items will be added to the meeting agenda. This person takes charge of day-to-day activities and usually acts as a spokesperson for the board. Most condo boards have an odd number of directors, which helps ensure that all votes have the same weight. It is important that board members have a strong sense of proprierty, as they are privy to sensitive information about residents and financial matters.
